Managing a successful short-term rental property takes up a lot of time and work.
Guest inquiries -can come in at any time from anywhere in the world. This means guest inquiries come in at all hours of the day or night gave potential time differences. If they do not get a response quickly enough, it could cost a booking!
Key Exchange- As a host you need to be present to collect the keys when a guest checks out and you need to be there to give the keys to the next guest when they arrive. This can be time-consuming if you have guests leaving and arriving on the same day because you need to be there twice. It can become even more of an issue if a guest loses a key and needs a replacement, or leaves the key inside and locks themselves out. It happens.
Housekeeping- Cleaning the property between each guest's stay is absolutely essential. Cleanliness and tidiness are the first things guests notice when they check-in. And, it will dramatically damage their experience if the cleaning is not perfect.
Laundry- linens and towels can be a nuisance especially since the in-suite laundry isn’t meant for heavy loads. Setting up a laundry drop for 1 unit daily can be quite costly. Having clean linen and sheets at the beck and call for your guests is taken care of whether it is at 3 pm in the afternoon or 3 am at night.
At Avalon, we take care of all of those tasks for you: advertising your rental property, managing guest inquiries, management tasks, guest check-in and check-outs. Our dedicated team handles all guest communications 24/7. This includes booking requests and all communications leading up to and during a guest's stay. We also handle the issue of lost or misplaced keys. Additionally, there is a dedicated cleaning team to clean each property and restock the amenities every time a guest checks out. So, it is in perfect order for the next guest. We use the finest quality linens and towels, organic toiletries and best in class furniture to equip our suites with the highest standard features for our guests.

CHECK-IN INSTRUCTIONSThe entrance to building is through 21 Avenue Road, next to the Art Gallery. Upon arrival to the lobby, message or call us at +1 (416) 731-1372. A member of our staff will meet you in the lobby to greet you and help with the check-in.​ Enjoy an early check-in for a fee of $50, as early as 12 PM, subject to availability. Please confirm with our guest support team ahead of time. Note: Our check-in desk opens at 3 PM and closes at 10 PM. ​ The property can be accessed from Avenue Road. It is mandatory to show your ID to the concierge upon your check-in. This is for security and COVID reasons.

CHECK-OUT INSTRUCTIONSCheck-out time is 11:00 AM Please leave the keys and parking pass (if provided) in the suite. Enjoy a late check-out for a fee of $50 (As late as 1 PM). Please confirm with guest support agents ahead of time. NOTE: Concierge will not take any keys. If there are any issues with the suite, please inform us as quickly as possible so we can solve them for the next guest we will use our damage security deposit in the case of damage or losses to our suite. Uninformed late check-out will be charged CAD $65/hour.

PARKING24/7 Paid public parking is available in the building through 188 Cumberland Entrance (Driveway right next to STK). ​ Parking rates with Avalon Suites are CAD $35/night on a first-come-first-serve basis. Please contact +1 (416) 731-1372 to reserve a spot and pay ahead of time. Upon check-in our guest support agents will provide further instructions and guide you to your spot. GYM AND FITNESS CENTREThe gym and fitness centre are located on the 3rd floor in the building. Equipped with weights, treadmills, aerobic equipment, and cable equipment. Please register with concierge if you wish to use it. Hours of operation are 6 AM - 11 PM.

HOUSEKEEPING SERVICESAdditional housekeeping can be a purchased for an additional $100 CAD per service request.

BASIC RULESAll guests must identify themselves with an ID or passport at the time of check-in. ​ Please be aware no parties or social gatherings are permitted in the suite. There are noise-detector devices installed in your suites to help us track the noise level. Quiet hours are from 9:00 PM to 9:00 AM. In case of violation of the policy and disturbance of other neighbors, we will have to cancel your reservation and our security team will have to evict your guests from the suite. You will also be charged CAD $450. ​ Please remember to lock the suite door at all times and take the keys with you when you leave the suite. In case of loss/stolen keys, we will have to charge you a penalty of CAD $500. ​ Smoking inside the suite and hallways are strictly prohibited. We will charge a penalty of CAD $500 in case of violation of this policy. Pets are not permitted in the suite. If found, you will be charged CAD $450. We expect you to depart the suite in reasonable conditions. ​ If you find any issues with your suite, please inform us as soon as possible. We are here to help!

EXTRASYour suite has been fully serviced prior to your check-in upon arrival. There is a garbage chute located on every floor. Luggage storage is available for a fee of $25.
